Architectural Control Committee

      The Architectural Control Committee (ACC) does not come under the control of the Board of Directors until all of the directors are elected by the residents.  No Board Member has the authority to approve or reject a request for architectural approval or to change the authority of the Committee.
      Every improvement, change or modification that is made outside any residence must be first approved by the ACC.  This includes, but is not limited to, painting the  residence, construction and staining of fences, flower beds, landscaping, sprinkler systems, TV antennas, storm doors, outdoor lighting, driveways, sidewalks, basketball goals, dish receivers, gutters, storage buildings and play equipment.  Failure to obtain ACC approval prior to construction is in itself a violation of the deed restrictions, regardless of any other violation or the quality of the addition or alteration.
      The community's deed restrictions set out specific requirements that must be adhered to.  Items already constructed can be approved if they are otherwise in compliance with the deed restrictions.  Items prohibited must be removed.  The ACC looks at whether or not the proposed improvement (1) is specifically prohibited by the deed restrictions, (2) is harmonious with the community, (3) will interfere with established drainage, and (4) is otherwise in compliance with the deed restrictions.  It is wise to obtain approval from the ACC before spending on any improvement or modification; that way more money will not be spent removing any prohibited or unapproved alterations and construction.
