CHOA, Our Neighborhood Association
When
developing Fairways of Woodlake II, RAYCO Our community is composed of 57 homes that are pleasently positioned on community owned and Bexar County owned streets. Legend Rock Drive and Legend Point Drive are private streets owned by the Fairways of Woodlake II homeowners. Three homes are located on Congressional Boulevard which is Owned by Bexar County. The first Fairways of Woodlake II home was built on lot 46 located on Legend Point Drive. The owners of that lot moved in to their new home in the summer of 1996. The last home was built in 2001 and it is situated on lot 6 on Legend Rock Drive. Neighborhood Associations offer many benefits, both for residents and the community itself. Among others, they provide the means for: · enforcement of deed restrictions,
· the
publication of community newsletters to inform · community beautification, · Crime Watch programs, and · community maintenance. Association activities are limited by two primary factors: (1) the costs that the residents are willing to pay and (2) the community's enabling documents. In order to fairly spread the costs of operations, membership in the Association and the payment of required assessments are mandatory and equal on all occupied residences. A neighborhood's enabling documents include its deed restrictions (Declaration of Protective Covenants), corporate charter and bylaws. Allowed activities in the operation of the neighborhood and Association are specified in these documents.
